NOTICE OF TAX FORECLOSURE SALE Under and by virtue of an order of the District Court of Guilford County, North Carolina, made and entered in the action entitled COUNTY OF GUILFORD vs. JAMES W. LITTLE and spouse, DOROTHY J. LITTLE, and all possible heirs and assignees of JAMES W. LITTLE and spouse, DOROTHY J. LITTLE, or any other person or entity claiming thereunder, et al, 18-CvD-7614, the undersigned Commissioner will on the 26th day of October, 2021, offer for sale and sell for cash, to the last and highest bidder at public auction at the courthouse door in Guilford County, North Carolina, Greensboro, North Carolina at 10:00 o'clock, the following described real property, lying and being in State and County aforesaid, and more particularly described as follows: Beginning at the Southeastern corner of Lot 29 of Farmington Forest Subdivision, a plat of which is recorded in Plat Book 45, Page 85, in the Guilford County Registry; and running thence with the southern property line of Lot 29 and with a portion of the southern property line of Lot 28 of said subdivision North 82 degrees 18' 30" West 77.15 feet to an iron pipe; thence North 13 degrees 55' West 186.61 feet to an iron pipe located in the southern margin of Gavin Drive; thence along the southern margin of Gavin Drive along a curve to the left a chord distance and bearing North 72 degrees 32' East 64 feet to an iron pipe located in the southern margin of Gavin Drive, being the northwestern corner of George Bullock, which property is described in Deed Book 2720, Page 155, in the Guilford County Registry; and running thence with Bullock's western line South 21 degrees 26' East 180.55 feet to an iron pipe located in eastern line of the said Lot 29; thence South 7 degrees 42' West 43.01 feet to the point and place of beginning; the above described property being a part of Lot 29 and a part of Lot 28 of the said Farmington Forest Subdivision, a plat of which is recorded in Plat Book 45, Page 85, in the Guilford County Registry. This property is being sold as is, without opinion as to title or any other matter. This sale will be made subject to all outstanding city and county taxes and all local improvement assessments against the above described property not included in the judgment in the above-entitled cause. A cash deposit of 20 percent of the successful bid will be required.
