PROS:Savings. If you sell your house on your own, you don't pay the real estate commission, which is typically 6 percent.

Cost. Besides the price of a sign and newspaper advertisements, there is virtually no expense.

CONS:

Harder to find. Not included on the area's multiple listing service of available homes listed by real estate agents.

No screening of buyers. Seller must determine whether buyers are qualified to pay for the home. Negotiating with an unqualified buyer can waste time and energy.

No pre-drawn contract. Seller must ensure that the contract - and all its addenda - are legal and binding to avoid problems down the road.
